MONTSOLÍs

The city of Barcelona has some fabrics with little activity, low buildability and high levels of obsolescence. This is the current situation of the Montsolís industrial estate, located in front of the Besós River. Montsolís has a good location within the metropolitan area and benefits from the efforts made in the re-naturalization of the Besós River and transformation of the surrounding neighborhoods for the improvement of economic, social and urban aspects in recent years. In addition, the site is highly accessible, equipped with road infrastructure that allows access both by public transport and by private vehicle.

 

Through urban planning, the aim is to recycle the urban fabric of Montsolís, transforming its industrial activity with new activities such as housing, commerce, offices and public space to activate the urban fabric. The project is divided in two parts. The first half is dedicated to an urban and economic analysis of the area, a diagnosis of its current state, and detect the needs for its improvement. A design for the urban plan is proposed aiming to improve the fabric, promoting passive mobility, land use, distribution of public spaces, integration of green infrastructure, provision of urban facilities. The second part is devoted to the management and valuation of the transformation. The costs and gains from the proposal are obtained to determine if the proposal is economically viable.
